Our Building Construction Process

Our Building Construction Process

How We Approach the Build — Pre-Construction Stage

Getting a new build off the ground should be exciting, but it also needs proper planning. In our experience, the early stages have the most significant impact on the project's smooth operation. That’s why we take pre-construction seriously.

At Luxury House Builders, we don’t just turn up and start building. We take the time to get things set up right, making sure your budget works, your design is practical, and your timeline is realistic from the outset.

Our pre-construction service includes:

  • Full health and safety construction phase planning

  • Clear budget breakdowns with detailed costings

  • Bill of quantities and materials tracking

  • All required surveys completed and reviewed

  • A clear build schedule with key milestones

  • Close contact with planning officers and building control to tick off all conditions

  • Subcontractor tenders, negotiations, and pre-start meetings

  • Early procurement planning to avoid delays on key materials

  • Liaison with warranty providers and building insurers

  • Coordination with utility companies for service connections

If you need it, we also offer advice in the early design and planning stages — helping avoid common pitfalls before they happen.

Our goal is simple: we get everything in order so that when it’s time to build, there are no surprises, no hold-ups, and no unnecessary costs.

If you’re looking for a main contractor who handles the upfront detail properly, we’re happy to have a straightforward chat about your project.

During Construction: How We Run Your Project

Once we’re on site, our job is to take care of everything properly. As the principal contractor, we manage the day-to-day operations of the build, coordinate every trade on site, and ensure the work stays on track. Health and safety are taken seriously, and we closely monitor budget, schedule, and quality at every step.

We’ve built homes of all sizes and handled complex renovations, so we understand the importance of keeping things moving while still doing the job right. You’ll always know where things stand, with regular updates and clear communication throughout the entire build process.

What We Handle as Standard:

  • Full site logistics and set-up

  • Competitive tendering with trusted subcontractors and suppliers

  • Clear scheduling of all on-site work

  • Health and safety management and regular site checks

  • Quality control at every stage — no corners cut

  • Programme management and progress reporting

  • Budget tracking with clear cost updates

  • Testing and sign-off processes on key installations

  • Liaison with planning officers, building control, and warranty inspectors

  • Full snagging and final checks before handover

  • Complete O&M (Operating & Maintenance) manual handover

Extras We Can Assist With:

  • Discharging outstanding planning conditions during the build

  • Early handover of completed areas, if needed

  • Setting up on-site marketing spaces (if for a development)

In short, we run the site correctly, with the right people, proper oversight, and no last-minute surprises. You’ll have a single point of contact throughout, with regular check-ins to ensure you’re always informed.

If you want your build handled the right way, we’re happy to discuss the details with you.

Post-construction - What happens after we finish the build

Finishing the build isn’t where things end for us — it’s where we make sure everything is properly handed over, with no loose ends. At Luxury House Builders, we take just as much care after completion as we do during the build.

Before you move in, every home undergoes a thorough inspection by our in-house quality team. We don’t hand over until everything is finished to the standard we’d expect of ourselves. You’ll also get all the paperwork and details you need — no chasing around for certificates or instructions later on.

What’s Included After Handover:

  • A full Operations and Maintenance (O&M) pack, including safety details, manuals, and key contacts

  • A separate property pack, making life easier for whoever moves in

  • Final quality inspection by our team before handover

  • A 12-month warranty period on all building work

  • Two scheduled check-ins during your first year to catch any minor issues early

  • A named point of contact for any questions or support after the handover

  • Full confirmation that all planning conditions have been signed off and certification is in place

We don’t just walk away after the keys are handed over. If anything needs sorting, you’ll know exactly who to speak to, no waiting, no confusion.

If you’d like to know more about how we manage the full process from start to finish, we’re always happy to discuss it without any pressure.
